A sample timeline of how we handle an evictions matter:
The eviction process may seem overwhelming, but we do everything we can to make the entire process easy.
The timeframe for evicting a tenant has many variables and different requirements. You can give us a call to find out the latest timeframes, and get answers to any additional questions you may have.
You give us a call, and answer some questions. We email or text you a retainer, and you sign it. You click on your secure link to enter your payment information. You are welcomed to your own private online client portal, where you can monitor the status of your case, upload your lease agreement, and review any documents and the status of your case at your leisure.
Your tenant gets served.
We process your paperwork, and begin drafting the required predicate eviction notices for our process server to serve on your tenant. The process server serves your tenant with the required notices.
We wait the required statutory notice period (from 10 days to 90 days, depending on your situation), giving your tenant the required statutory time period to move out. During this time we also draft your notice of petition and petition so we’re prepared the day after expiration if your tenant still refuses to leave.
Your Court Action Begins
Upon the expiration of the waiting period, we purchase an index number to begin your eviction lawsuit and secure a court date. We then serve your tenant with a petition and required notices informing them of the court date.
We appear in court on behalf of the property owner, and either negotiate a settlement with your approval, or proceed to trial to secure a judgment of possession and a warrant of eviction, along with a money judgment in the amount your tenant owes (if applicable).
